What RoomNest does
RoomNest is a listings website. It lets people looking for a room find rooms listed by landlords and agents, and lets landlords find people who have posted a rooms wanted ad. RoomNest is not a letting agent and is not a party to any tenancy or licence agreement between a landlord and a tenant.
Free for people looking for a room
Searching, messaging landlords through a viewing request and posting a rooms wanted ad are free. There is no paid upgrade to contact a landlord first. RoomNest does not take rent, deposits or holding fees through the site.
Viewing requests
A viewing request asks the landlord for a time to see the room. It does not reserve the room, create a tenancy or commit you to pay anything. The landlord confirms or declines the request. Any rent, deposit and move-in date are agreed directly with the landlord after the viewing.
For landlords and agents
- You need an account to list a room. Keep your password safe; you are responsible for activity on your account.
- Only list a room you have the right to let. The rent, bills, deposit, photos and description must be accurate and your own.
- You are responsible for meeting the law that applies to your let, including right to rent checks, deposit protection, gas and electrical safety, and HMO licensing where it applies.
- Do not discriminate against anyone because of a protected characteristic under the Equality Act 2010.
- RoomNest reviews each new listing before it is published and may edit, refuse, hide or remove a listing or account that breaks these terms.
For everyone
- Do not post false, misleading, offensive or unlawful content, or someone else's photos or personal details.
- Do not use the site to send spam, scrape data or ask for money before a viewing.
- Never pay a deposit or holding fee for a room you have not seen, and never pay someone who is not the landlord or their agent.
Our responsibility
Listings and ads are written by the people who post them. RoomNest checks new listings but cannot guarantee that every detail is accurate or that a room is still available. Nothing in these terms limits any liability that cannot be limited by law, including for death or personal injury caused by negligence, or for fraud.

Changes and governing law
We may update these terms and will change the date at the top when we do. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction, unless you live in Scotland or Northern Ireland, where you may also bring a claim in your local courts.
