A checklist for anyone viewing a room to rent in the UK, covering rent, bills, deposit, housemates and the house rules.
A viewing is your chance to see the room and the people you would live with. It is not a reserved tenancy. Go in with a short list so you leave knowing the rent, the bills and the house rules.
Money
- Is the rent weekly or monthly, and what is the monthly figure?
- Which bills are included: gas, electric, water, Wi-Fi, council tax?
- How much is the deposit, and when is it returned?
- Is there a holding payment, and is it refundable if you do not move in?
The room and the house
- Is the room furnished, and what stays (bed, desk, wardrobe)?
- Who else lives there, and are they professionals, students or a couple?
- How long is the room free, and what is the minimum stay?
- Where do you keep food, and is there space for a bike or a car?
- What are the quiet hours and the rules on guests, smoking and pets?
Practical checks
Look at heating, hot water, window locks and phone signal. Ask how far the nearest station is at the time you would actually travel, not just on a map. If something is promised for later, such as a desk or a repair, ask for it in writing before you pay a deposit.
On RoomNest, a viewing request asks the landlord for a time. They confirm or decline. Paying a deposit and agreeing a move-in date is a separate step, done with the landlord after you have seen the room.
